Today I want to talk to people who have never built before and are thinking about starting a construction journey.


One of the biggest mistakes that many make is wanting to start building a big dream house right away when the financial capacity is not yet strong enough to complete it.


If you are starting to build for the first time, I would advise you to consider building a small house or a commercial building before starting a large project for your dream home.


For example, if you have the capital to build four apartments, you can start with that project. When you finish, the house starts to bring you income every month. If the situation changes or you need temporary housing, you can even live in one of those apartments while the others bring you income.


It is important to distinguish between two things: your first home and the house of your dreams.


Many people fail to separate these things, and as a result, they start a large project that is not completed. When the house reaches the foundation stage, walls or lintel, the funds run out and the project stalls for many years. 


That's why we often see people selling unfinished houses. Often not because they want to sell, but because they failed to plan their finances from the beginning.


If your income depends on a month-to-month salary or a business that is not yet established, don't force yourself to start a house that is bigger than you can afford. Start with what you can finish.


If you can build one unit, build one and finish it. If you can build two, build two. Don't start five units at once when you only have enough capacity to build one. That's a gamble that can bring you big wins or losses.


A completed project is worth more than a big project that gets stuck in the way.


Good construction starts with good financial planning, knowing your true capabilities and making decisions that give you future security.
