If you receive six months of rent today (for example from the 4th to the 10th month), legally the 6 months have not expired. Therefore, all the money you have received is Debt. You cannot say that you have earned six months of profit when those months have not yet arrived.

Professional Secret: The tenant's money becomes your legal property only when the relevant month is completed. If you eat it all up today, if the tenant has an emergency and breaks the contract, you must return the rent for the months that he did not live.

⚖️ Break the Contract Without Losing Your Rights

There are serious mistakes being made in our industry.  When a tenant moves out before their lease is up, they are forced to find another tenant to get their money back. This is an informal and flawed process.

Proper Contractual Procedure Should Be Like This:

Termination Agreement: Your contract should clearly state: "If you break the lease early, the landlord will deduct one month's rent as compensation for finding another tenant, and refund the remaining months' rent."

Right to Refund: If the contract does not state that "No refunds will be made if the lease is broken," then the landlord is legally obligated to refund the rent for the months the tenant did not live in.

⚠️ Attention to Homeowners

People are forgiving rent or withholding people's money thinking it is their right—that is a violation of the law. Don't eat up the entire 6 months' money, because if the lease is broken today, you are not entitled to that money.
