Do you dream of building a house but are discouraged by the scary costs? Many people believe that if you want to start building a house, you must have 600 million in hand.

I strongly oppose that concept! 🛑

The truth that many do not tell you is that: Good construction is not billions, it is proper planning and management.

💰 REALITY OF COSTS (Standard Finishing):

Based on my experience, these are the real costs currently in Tanzania:

✅ 4-Bedroom House: It is built from 180 to 200 million.

✅ 8-Bedroom House: It is built from 280 to 300 million.

(Note: Costs vary slightly depending on the region, soil type, and the quality of finishing you want).

🧐 WHY ARE PEOPLE INTIMIDATED?

 The biggest problem is "Hearing words." You will hear someone bragging: "My apartment has eaten 800 Million!". Often they are words of intimidation or self-promotion, and not the real state of the market. Maybe if you use gold materials, that's okay! 😅

📉 THE SECRET IS IN BUYING MATERIALS:

The price difference in the market is very large. If you know where to get materials "in the mines," you save millions:

📍 Nondo (BS 500): You can buy for 2.0M instead of 2.3M (Save 300k!).

📍 Mabati (Mareni): You can get it for 37k instead of 42k.

📍 Pebbles: You can get it for 2.0M instead of 3.0M (Save 1 Million!).

⚠️ CAUTION: DO NOT BE AN ATM FOR EXPERTS AND MANAGERS!

Many customers are hurt because of the greed of some managers or engineers. You find that the lowest standard house costs 150 Million! That's where Proper Construction Education is needed.

I will continue to speak this truth even if I am criticized. My goal is to see a customer who earns money with his sweat saves his money and gets a better house.
